When Rehkemper & Son, Inc, a
manufacturer of residential roof trusses, decided to construct
a new facility, they chose Korte & Luitjohan to serve as the
building contractor.
Situation and Objectives: Rehkemper & Son, Inc. had enjoyed
steady growth over the years, but the increasing volume of
business placed increasing strains upon facilities. By 1997,
the space shortage had become acute. Operations were dispersed
among several buildings, and the completion of a single order
might require multiple moves between buildings. During winter
months, doors had to be opened frequently, causing discomfort
for employees and increased heating costs. Finding storage
space for completed orders was problematic and time consuming,
and orders had to be relocated yet again for shipping. Worse,
frequent moving often resulted in damage to completed orders,
undermining productivity.
Partnering to Achieve Goals: Korte
& Luitjohan works cooperatively and flexibly with clients and
project partners to assure satisfaction with the result. In
this instance, we were working with a company that
manufactures roof trusses and fabricated structural iron.
Understandably, they wanted to use those components in the new
building. The building called for a steel structural frame
spanned by 60-foot wood roof trusses. By supplying the
structural steel, roof trusses and prefabbed stud wall
sections, Rehkemper and Son saved on costs and gained a new
home that reflects the high quality of their products.
Rehkemper & Son had specified a move-in date in January, 1998.
The company contracted directly with the electrical and
plumbing contractors, and we coordinated our work with them on
the project to accomplish on-time completion.
Cost-Saving Solutions: The completed building fulfills
Rehkemper & Son’s need for adequate space and improved
production flow, and innovative design features have solved
specific problems experienced in the previous facility. For
example, the west wall is slotted to allow completed trusses
to pass through without opening doors, thereby reducing loss
of heated air masses. Also, cleaning and maintenance is
facilitated by two troughs built into the floor, one for a
scrap wood collector/conveyor in the saw building and one for
a set of hydraulic presses in the production area. Since the
move into the new facility, production costs have reportedly
fallen by 12%.
